This 2023 Gen V project was one of our favorites. It was built on a serene water front lot on St. Helena Island, South Carolina; lined with beautiful oak and palm trees this lot felt like a southern oasis.

Modular Home St Helena Island SC Gen V Homes

This particular modular home is considered a ‘Cape Design’. Cape Cod-style homes have a distinct charm with their simple yet elegant design. Their modest ornamentation and symmetrical facade often exude a timeless appeal. The steep gabled roof and dormers not only add to their aesthetic appeal but also serve functional purposes, providing additional space and light to the upper floors.

This home design style has a rich history, originating in colonial New England, particularly in the Cape Cod region of Massachusetts. They were initially designed to withstand the harsh winters and strong coastal winds of the area.

Today, Cape Cod-style homes remain popular for their classic look and practical layout. They often evoke a sense of nostalgia and coziness, making them a beloved choice for homeowners seeking a blend of tradition and functionality in their dwellings.

This Generation V modular home was built for a couple who are empty nesters and wanted plenty of room for out of town family members to come and stay with them. The ground floor is an open coastal elevated foundation which allows for parking under the house. The 1st (main) floor is 1,568 square feet and has a large open concept living room, dining room and kitchen. The Primary Bedroom has an ensuite bath with a garden tub, separate shower room, water closet and entrance to a large walk-in closet. There is also a guest bedroom on the main floor and a 2nd full bath.

The 2nd floor was left unfinished allowing the homeowners to customize the space according to their evolving needs and preferences over time. With 1,230 square feet of unfinished space, there’s plenty of room for creativity and flexibility.

This blank canvas can be transformed into additional bedrooms, a home office, a playroom for grandkids, a cozy reading nook, or any other space that aligns with the family’s lifestyle and priorities. The flexibility to adapt the second floor as their family grows or changes ensures that the home remains functional and relevant for years to come.

It also offers the opportunity to gradually invest in the renovation of the home as their budget and time allow. Overall, it’s a thoughtful approach that prioritizes long-term usability and satisfaction.
