Why Modular

Modular homes are built in a controlled environment, therefore none of the materials used in the construction process have been exposed to the weather. Generation Five Homes always meet or exceed state and local building codes including those in high wind zones. Our construction standards are approved up to and including the 180 MPH Wind Zone requirements. If you are building in the Lowcountry or in the woods, you can be comfortable knowing the building is strong and secure.

Generation Five Homes, single-family or multi-family, can be built on a variety of foundations, such as crawlspaces, pilings, or stilts.

Some of our standard features include:

• 2×10 Floor system
• R-19 Fiberglass insulation in the floor and walls, R-30 in the roof
• A complete HVAC system including condenser, insulated duct system, and insulated boots and registers
• Comfort height low flow toilets with elongated bowls
• Pex water lines
• Air infiltration wrap on all exterior walls
• Durable vinyl siding or optional James Hardie cement board siding
• 7/16″ OSB sheathing applied to each exterior wall constributes to the strength and rigidity of our homes
• Vinyl single hung windows
• 30 year Architectural Shingles
• Roof pitches from 3/12 to 12/12 with 5/12 as our standard
• One piece fiberglass tub/shower or ceramic tile surrounds and custom showers available as an option
• 8′ standard ceiling height with optional 9′ and 10′ heights
• Covered Porches

DIFFERENT DWELLING TYPES & THEIR VALUES

SHEDS
  • Definition: Sheds and other Import pods marketed as “Housing Solutions”. These are not made to any US building codes and are illegal to live in.
  • Resale Value: shed
RVs (Recreational Vehicles)
  • Definition: Vehicles designed for temporary living, travel, and recreation.
  • Construction: Lightweight, on a trailer chassis with wheels.
  • Standards: Built to NFPA 1192 or ANSI A119.5 standards (not HUD or local building codes).
  • Foundation: None – mobile and not tied down permanently.
  • Use: Not allowed for permanent residence (though often used that way).
  • Permitting: Not considered permanent dwellings for zoning/building permits
  • Resale Value: Depreciates Quickly
  • Installation time: None
  • Financing Options: (RV loan or cash- limited)
MOBILE HOMES (Manufactured Homes)
  • Definition: Factory-built homes constructed before or to HUD Code (1976 onward).
  • Construction: Built on a steel chassis, often with axles and wheels.
  • Standards: HUD Code (federal regulation, supersedes local codes).
  • Foundation: Can be placed on piers, blocks, or permanent
    in urban areas.
  • Resale Value: Depreciates
  • Installation time: A couple of months (depending on manufacturer)
  • Financing Options: (Limited Loans from specific institutions)
MODULAR HOMES
  • Definition: Factory-built homes assembled in sections and installed on a permanent foundation.
  • Construction: Built in modules, craned into place.
  • Standards: Must meet local/state building codes (same as stick-built homes).
  • Foundation: Permanent foundation required.Use: Indistinguishable from site-built homes once installed.
  • Permitting: Treated like traditional homes for zoning, financing, appraisal, and resale.
  • Resale Value: Appreciating Asset
  • Installation time from order: 2-4 months (depending on manufacturer)
  • Financing Options: Traditional Mortgage

STICK-BUILT HOMES (Site-Built Homes)
  • Definition: Homes built entirely on site using traditional construction.
  • Construction: Framed piece-by-piece (studs, rafters, etc.) on the lot.
  • Standards: Built to local/state building codes.
  • Foundation: Permanent.Use: Conventional housing, most common type.
  • Permitting: Full zoning/code compliance.
  • Resale Value: Appreciating Asset
  • Installation time: 12 – 24 months (depending on builder and complexity)
  • Financing Options: Traditional Mortgage
