When it comes to timeline there is no competition between a modular built home and a site built home. We estimate anywhere from 4-12 months from start to completion, including plans, foundation and assembly. A truly custom on-site built home today averages 10 months to 2 years.

Constructing a modular home involves several factors that contribute to the overall timeline. The estimated time range of 4-12 months for completion takes into account various elements inclduing:

  1. Home Plan/Size: The choice between using a template home plan from one of our trusted partners (Nationwide Homes, Affinity Homes or Cardinal Homes), a semi custom or a fully custom-designed home can impact the construction timeline. Custom designs may take longer due to the additional planning and approval processes. The overall size and complexity of the modular home will also influence the construction time. Time Estimate: 0-12 weeks.
  2. Permitting: The timeline for applying for and obtaining building permits can vary. It depends on local regulations, the efficiency of the permitting process, and whether any adjustments are needed during the review. Time Estimate: 6-9 weeks.
  3. Site Preparation: Clearing and preparing the construction site is a crucial step. The time required depends on the condition of the land and any necessary groundwork or infrastructure development such as installing wells. Laying the foundation also plays a factor depending on the type of foundation you choose. Time Est. 3-5 weeks.
  4. Setting the Modular and completing the home: Setting the modular sections on the foundation, securing them together and completing the roof is all typically accomplished in 1 day so the home and interior is protected from the weather. Then the interior paint and cabinets are touched up as needed and anything else that needs attention on the interior. Site built items or additions are added at this time as well (such as a site built screen porch). The time frame is largely dependent on the amount of extra work to be done. Time Est: 6 -10 weeks

Once final plans are sent to the manufacturer, the foundation is set and the permits are ready the modular home should be constructed and assembled on your lot in as little as 6 weeks. A major benefit of modular home building is the narrow window for delays- aside from raw material availability you don’t have the obstacles of site built homes (chaotic scheduling, work force issues, weather delays, weather impairments on machines or materials, etc).

While home size, customization, site prep, post build items – completion of on site built items plus changes and additions to the project – can all affect the final timeline, however a modular home build still beats the clock when against a site built home.
