With a custom on site built home the build process takes place in front of your eyes making it easy to see progress and visualize your soon to be home. With custom modular building the bones of your home are made in the factory and assembled in stages to later be ‘set’ on your lot. While this is nerve-wracking for some, it’s actually a very neat experience to see the home come together all at once through the setting process.

Setting up a modular home involves several key steps, all of which are handled completely by Gen V Homes. When you build with us we take care of it all! Here’s an outline of the modular home setting process:

1. Site Preparation
  • Land Clearing: Clear the lot of any debris, trees, or existing structures.
  • Foundation Work: Prepare your selected foundation.
  • Utilities Installation: Arrange for water, electricity, and sewage connections.
2. Transportation
  • Delivery Arrangements: Schedule transportation of the modular sections to your site. The initial step in transporting a modular home involves loading the modules onto a flatbed truck. Each module is loaded individually and secured to prevent movement during transit. To protect against the elements, the modules are covered with a tarp. After loading, the truck makes its way to the final site. Upon arrival, the modules are unloaded and positioned in their designated spots.
  • Site Access: Ensure the site can accommodate delivery trucks and cranes.
3. Installation
  • Set the Modules: A crane is used to place the modules at the their designated spots on your foundation.
  • Connect Sections: The modules are then joined together using screws, bolts, and other fasteners. Once all the modules are connected, the framing stage of the build is essentially complete. The subsequent processes largely resemble those of traditional home construction. However, a key difference at this stage is that the modular home modules are precisely manufactured with computer accuracy and bolted together. This results in a more structurally sound frame compared to a traditional stick-built home.The installation team will begin with the end walls by connecting the end walls with bolts and lag screws.
  • Utility Hookups: Connect water, electricity, and sewage to the home.

4. Finishing Touches
  • Interior Work: Complete any interior finishes, such as drywall, flooring, and fixtures. With custom modular builds the finishing touches are completely up to you.
  • Exterior Finishing: Add siding, roofing, and landscaping.
5. Final Inspections
  • Building Inspections: We will take care of all inspection scheduling to ensure the compliance with local codes.
  • Final Approval: Obtain a certificate of occupancy.

How long does this take? Setting the modular sections on your foundation, securing them together and completing the roof is all typically accomplished in only ONE day! Completing all finishings and additions usually ends up 6-10 weeks total after the home is set on your lot.
